It seems that parents are playing an integral in real estate now more than ever. A statistic recently released by BMO states that approximately 42 percent of  first-time and move-up buyers expect their relatives to help pay for their home.

“Gifting” provided by the Bank of Mom & Dad is partly attributed to parents who have owned properties in most cases for decades, enabling them to reap the gains of the Canadian housing boom. This increased ability to finance real estate purchases in combination with a lack of listing inventory, low interest rates, and an influx of approximately 100,000 newcomers per year to Toronto has led to both the boom in our real estate market and in many cases, fierce bidding wars.

In this hot real estate market, most of the media coverage focuses on bidding wars and the crazy prices some sellers are getting over asking.  However, we seldom hear about the houses that don’t sell.

Even in this market, there are houses that have been sitting for months without getting offers.  Some of the owners of these houses have already bought their next home and are wondering how they’re going to carry two properties.
